Business analyst Laura Pepper joins the team at Genesis Homes
A ten-minute conversation with Genesis Homes’ newly appointed Business Analyst is all it takes to understand why Laura is taking on the Cumbrian construction industry.
This newly created role brings high level assistance in the delivery of the business needs, across all departments, through continuous support and review. Her newly created role at Genesis Homes is the first time she’s worked in the construction industry – and she’s already finding the industry a great fit for her skills.
Growing up and studying in Kirkby Stephen, Laura was delighted to be offered a scholarship for sixth form at Sedbergh School. A year out doing a ski season at Valdisere, was followed by an accountancy degree at York University. Laura’s first job saw her working as a management assistant for Penrith-based AW Jenkinson’s; a role which Laura loved and cemented her career plans. Four years working for Victoria Beckham in London followed, but a sense of missing family and friends brought Laura back to Cumbria. A short period at Edinburgh Woollen Mill was the precursor to Laura’s move to Genesis Homes.
Her work combines an acute commercial sense, understanding of the business environment and an obvious interest in the house building industry.
Laura commented “I’m delighted to be working for a young and dynamic company where I can get such an interesting experience working on high-level projects. Although the industry is relatively new to me, I have a varied experience of commercial business and it’s a great opportunity, which I’m delighted to have been offered.”

Buyers at St. Cuthbert’s purchase 4-bed home without viewing….and from 8,000 miles away!
Could you buy a home without viewing it, and at the same time, live 8,000 miles away?
That’s exactly what the Smith family did when they bought on Genesis Homes’ St. Cuthbert’s development in Wigton.
It may seem very unusual, since the viewing has always been a traditional part of the home buying process, but for the Smith’s, buying a Genesis Home without viewing a show home or in fact, any Genesis home, just wasn’t a problem!
Originally from Scotland, the Smith family have spent a large time working abroad and have lived in various places around the world concluding in the Falklands Islands. With two teenage children, the couple wanted to move back to the UK and settle in a town with an excellent secondary school, that was within reach of family in Scotland and international airports.
No stranger to new build, and having lived in three new builds before, Rightmove brought up Genesis Homes’ St. Cuthbert’s development in Wigton. The Smith’s didn’t know the area, but they looked at the Genesis Homes website and brochure and chose a house type from floor plans; Sales Executives Jane and Pam then sent them lots of exterior and interior photos of houses via email.
All choices including kitchen units/worktop and appliances, bathroom cabinets, carpets and tiling were done via skype and email – in the end Mrs Smith just asked Jane to choose the flooring! The property was to be ready by February and the property was ready and waiting to welcome its new owners. It’s fair to say that this lovely couple are very relaxed – they bought their family car the same way, without ever test driving it, or seeing it in the flesh.
Caroline commented “The whole transaction was done by skype, phone and email and was seamless. The customer service and communication we’ve had with Jane and Pam has been second to none and although house buying can be stressful, we’ve actually found it very straightforward – we’d definitely do it all again!”

Genesis Homes Welcomes Local Students into Workplace
Genesis Homes has supported two local students during their year 10 work experience placement week. Zak Parkin from Ullswater Community College, and Charlie English from Richard Rose Morton Academy, both spent a week finding out about the house building industry, enjoying a diverse range of relevant industry experience in roles including commercial, building and site management.
Zak lists his school interests as maths and construction. Outside of school he enjoys playing rugby and football. Charlie’s focus is on design and technology as well as ICT and in his leisure time, he is taking up boxing.
Zak was based on Genesis Homes’ Sanders Brow development at Armathwaite and commented “I really enjoyed my work experience last week, gaining a good insight into difference aspects of working on construction sites and I got to see what all of the trades did. I’m doing A levels next year and I’m seriously considering going into the construction industry.”
Genesis Homes currently employs four apprentices and they have found it really worthwhile to encourage young people and give them a chance to try out different departments. The high ratio of apprentices to full-time staff at Genesis Homes reflects the local house builder’s commitment to training young people in Cumbria and helping to retain and develop skills locally.

Genesis Homes Submits Planning for Development at Hackthorpe
Genesis Homes is pleased to announce that they have submitted planning for a 28-home scheme at Hackthorpe, near Penrith. The application is a variation to the previously consented scheme to incorporate Genesis’ house type range.
The new development will incorporate a mix of 3, 4 & 5-bed houses and 2 & 3-bed bungalows as well as an element of affordable 3-bed houses. The site benefits from lovely views towards the Pennines, whilst also offering easy access to the Lake District National Park. Hackthorpe itself is an attractive village located on the A6 just south of Lowther and four miles from the market town of Penrith. It is also well situated for Kendal and the south Lakes.

The Greatest Showman Ball at The Halston, Carlisle will raise funds for Jigsaw Children’s Hospice
Genesis Homes has announced that it will host its inaugural Charity Ball at The Halston in Carlisle on Saturday 16th November. The theme of the evening is ‘The Greatest Showman’ and will feature fantastic entertainment as well as a live band. The event forms a major part of an 18-month fundraising partnership with Jigsaw Children’s Hospice.
Nicky Gordon, MD for Genesis Homes said “The charity ball will be a fantastic event, and potentially nothing like Cumbria has seen before. Our challenge to ourselves for the ball is definitely go large, or go home as we go all out in organising a night to remember!
“Joking aside, we’re serious about making as much money as we can to help Jigsaw. Their ‘Pay for a Day’ costs £2,126 and covers the entire running costs of their children’s hospice service – for a whole 24 hours. Our aim is to raise enough money to pay for several days, and I’d encourage like-minded companies to dig deep and reserve tables so we can make this a fantastic fundraising event”.

The Charity Ball will mark the high-point of the Charity of the Year partnership between Genesis Homes and Jigsaw that will also include a sponsored 10k run in April (in partnership with Friends of St. Bridget’s), a duck race and many smaller ongoing fundraisers collecting donations at Genesis Homes’ Penrith headquarters.
Genesis Homes is aiming to raise enough in donations through the partnership to fund several days of Jigsaw Children’s Hospice’s operations.

Genesis Homes Announce Multi-Million Pound Investment in Cumbria as part of Growth Strategy
Just a few weeks after announcing planning approval to build 24 properties at Burgh by Sands, Genesis Homes has announced that they are to invest £43.5 million pounds into the local economy to build nearly 300 new homes in some of the county’s most sought-after towns and villages.
The substantial investment will allow the Penrith-based house builder to deliver a further five new sites across Cumbria, in turn helping to address the areas housing shortage and very much in line with their ambitious, yet sustainable, business strategy. As well as the investment in these new housing schemes, the new developments could create 360 sub-contractor roles.
MD Nicky Gordon commented: “We are committed to working with local trades and suppliers to deliver these exciting new schemes. As developers we support innovation within the market and working with like-minded companies allows collaboration that can increase delivery, pace and quality and by using modern methods of construction we can build desirable homes with minimal disruption to existing communities.”

Genesis Homes appreciate that delivering housing developments can offer challenges, especially making sure priority is given to building communities as well as houses. Working in partnership with local Council’s, the house builder is ensuring that their sites bring certainty for local residents with regards to infrastructure, education and local amenities. Many of their schemes include ‘affordable’ homes that help local people to get a step onto the property ladder.
The investment announcement is a massive boost for Cumbria and the construction industry in general and highlights the positivity of the industry. Genesis Homes confirms that they are experiencing good interest in existing sites, with their recently launched ‘Sanders Brow’ scheme at Armathwaite already more than a third sold.

Burgh-by-Sands Planning Approval
Genesis Homes is pleased to announce that Carlisle City Council’s Planning Committee has approved detailed planning permission for 24 new homes on a site adjacent to King Edward’s Fauld, Burgh by Sands.
The new scheme includes an S106 agreement with a significant financial contribution to the local secondary school, as well as a substantial amount to be given to Burgh by Sands Parish Council towards public and green open space.
The development, which will be known as ‘The Orchards’, is named after ‘Aballava’ (translates to ‘The Orchard’) which was a Roman fort on Hadrian’s Wall. The scheme will incorporate a mix of 2, 3, 4 and 5-bedroom houses – with four being offered as ‘affordable’ – and will include seven bungalows. Genesis Homes build stylish properties in desirable areas, that offer a high specification and good access to local services.
John Blue, Head of Land for Genesis Homes said: “By working alongside Carlisle City Council we were able to agree designs that have led to a development that is well-connected with the surrounding area and provides a positive frontage and outlook to all aspects of the site, while respecting existing properties and the locality of the primary school.”
We are delighted that planning permission has been granted. Working in partnership with the Local Authority has been key to ensuring this is the correct scheme for the area.”

When did you first think about doing an apprenticeship, and why the one you’ve chosen?
I first thought about an apprenticeship when I was leaving school, however I couldn’t find one I was interested in. I chose Genesis as it sounded interesting, being a new company.
Have you been given a good mix of duties/projects to work on by Genesis Homes?
Yes, by doing admin for each department you get to see what the different areas of the business do. When I first started there wasn’t really a programme in place, so I was doing stuff for everyone.
How is it, combining work and college (day release or block release?)
I don’t attend college as my course is office-based, so for one day a week I do college work from the office. Working on building a portfolio of my work, and a project.
Is it important to have a mentor/team leader at Genesis to take advice from?
Yes, being new to working in an office environment, it is extremely helpful to have a mentor to take advice from and talk to about work etc.
What are your career ambitions?
I’ve done my time in each department and I have decided to go into Land and Planning. It’s very interesting as you see everything from the start – that’s where I want to go in my career for the future
How have family and friends reacted to you choosing an apprenticeship?
My family and friends think an apprenticeship was a really good idea, as you get work experience while also gaining a qualification.
If a young person now is wondering what to do when they finish school/college, what would you say to them about considering a career in the housebuilding industry?
Housebuilding is an interesting industry to work in, as there are so many different parts of building a home and then selling a home. I would highly recommend a career in this industry, as there are so many areas you can specialise in.
Genesis Homes New Deposit Plus Scheme
It can be a challenge to get onto the property ladder, or even move up the property ladder, and with that in mind, Genesis Homes has introduced a new scheme that matches up to 7%* of a buyer’s deposit (subject to terms and conditions).
If you’ve managed to save that all important deposit – then firstly, well done! Genesis Homes will match your deposit up to 7%, giving you a maximum deposit of 14%. This means that the amount you need to borrow on a mortgage may be less – you may even get a more competitive mortgage rate. Genesis Homes can put you in touch with a financial adviser if required.
For example, the dream Genesis home you want to buy costs £200,000. You have a 7% deposit to secure it (i.e. £14,000). On selected plots we’ll match that, giving you another £14,000 and taking your deposit to £28,000. Your mortgage would then be £172,000.
Nicky Gordon, MD for Genesis Homes commented ‘This is a great scheme as it can substantially increase a buyers deposit, thereby potentially lowering mortgage payments. It’s obviously subject to terms and conditions such as you must be able to prove, at the point of reservation, that you are in possession of the agreed deposit. Apart from that it’s pretty straightforward and will give a lot of buyers the chance to secure their dream home’.

Genesis Homes forms new Senior Management Team as growth continues in 2019
Genesis Homes has introduced a diverse new Senior Management Team to coordinate different aspects of the company’s rapidly expanding operations. The new team consists of Genesis Homes’ Head of Finance and Corporate Admin Joe Abernethy, Head of Land John Blue, Head of Brand Catherine Watson, and newly-promoted Head of Construction Mark Cash.
Bringing together considerable experience from companies like WYG, Story Homes and Gleeson Homes, the team is also highly qualified – Joe Abernethy is a Chartered Accountant and Catherine Watson is a Fellow of the Chartered Institute of Marketing and a qualified interior designer.
John Blue said: “It’s an exciting time for us with a lot of work to do in 2019. We’re set to begin on-site in Armathwaite in the next couple of weeks, which means we’ll have three sites under construction, many more people moving into their completed homes, and three additional sites progressing through planning.”

Genesis Homes names Jigsaw Children’s Hospice as Charity of the Year for 2019
Jigsaw Children’s Hospice can count on the support of another local business as Genesis Homes pledges its support to the charity for 2019. This will include an 18-month programme of fundraising events, as well as the housebuilder providing professional assistance for the Hospice’s building projects.
Visiting an open day at the Hospice, Genesis Homes’ Managing Director Nicky Gordon said: “I was given a guided tour of the facilities by one of the nurses and was completely taken aback by the level of care and sincerity in their work. In life we take many things for granted and it was humbling to see how the Hospice helps and supports children, young adults and their families. We’ll be doing lots of fundraising throughout 2019 as well as helping the hospice with their planned construction works.”
Fundraising events already organised have included a Christmas Jumper Day, and a Charity Ball to be held at The Halston in Carlisle on 9 November 2019, with many more options in the pipeline. A charity auction at the ball will raise funds jointly for Jigsaw Children’s Hospice and Eden Valley Hospice. Earlier in 2018 the Penrith-based company sponsored Grant Seaton from the Cumberland Building Society as he completed 10 half-marathons to raise funds for the charity.
Jigsaw Children’s Hospice has been operating since 2007 in its purpose-built facility designed to help care for children and young adults throughout Cumbria. Providing each child with personalised care and aiming to create a home away from home, the charity helps children and young adults maintain their normal routines and to make their stay as enjoyable as possible.
Natalie Bingham, Corporate Relationship Co-ordinator at Jigsaw said: “We’re really excited by this new charity partnership and we can’t wait to work alongside Nicky and the team for the next 18 months! The hospice has some grand plans for 2019 and with the expertise and knowledge from Genesis Homes, hopefully some of our dreams will start to become a reality.”
Armathwaite development commencing in 2019
Following approval at Planning Committee in September 2018, we have now received planning permission to construct a 18-home neighbourhood on Station Road, Armathwaite.
The development will comprise a mix of homes and bungalows that benefit from beautiful scenic views of the Eden Valley and the Pennines beyond. We’re due to commence construction in February, with the first properties completed in summer 2019.
The development has been named Sanders Brow after the architect of Armathwaite Station, John Holloway Sanders.
Managing Director Nicky Gordon said: “We’re very pleased to have received planning permission which will contribute to meeting the great need for new high-quality homes in Cumbria. We have already received strong interest in the site, including a number of reservations.”
New Head of Construction Appointed
A huge congratulations to Mark Cash, who has been promoted from Senior Site Manager at St Bridget’s, Brigham to Head of Construction at Genesis Homes.
In this newly appointed role, Mark will play an integral part in overseeing our current and future developments and help drive the company’s success further in 2019 and beyond.

Application submitted for new development in the village of Cumwhinton
We’re delighted to have submitted a Reserved Matters application to build a new development in the village of Cumwhinton, following the grant of Outline Planning Permission in August.
The plan for the scheme features 19 homes, with a mix of 2, 3 and 4-bedroom houses and bungalows. Genesis Homes offer a high specification as standard and are proud to build houses that ‘just work’, which include substantial plots and generous outdoor space. The site is allocated for housing within Cumbria County Council’s Local Plan and five of the properties will be allocated as ‘affordable’.
The village of Cumwhinton has a primary school, a post office, a community hall and a traditional pub, and is close to the River Eden, surrounded by picturesque walks and cycle rides. It is well known as a gathering-place for supporters cheering on the Great Cumbrian Run. The M6 motorway/A69 is only a couple of minutes away and Carlisle city centre can be reached in a few minutes.

The development will feature a variety of our thoughtfully designed properties including 2, 3, 4 and 5-bedroom houses and bungalows. All our homes offer a high specification as standard and the house designs will complement their environment and work together to promote a lovely neighbourhood feel.
The site is allocated for housing within Carlisle City Council’s local plan and was granted outline planning consent in 2016. Four of the properties will be allocated as affordable.

Christmas Show Home at St Cuthbert’s, Wigton
We’ve chosen navy and silver for our Christmas theme at the ‘Trent’ Show Home in Wigton. The lounge has elegant shades of navy, burnt orange and silvery greys, and the fantastic array of baubles currently in the shops have produced a lovely calm and relaxing décor. The tree nestles perfectly into the bay window and, when lit, looks glamorously festive. We’ve just received some lovely, bespoke Genesis Homes baubles from Not on the High Street and they finish off the tree beautifully. We’ve introduced a few other Christmassy additions to the lounge and also set the Christmas table ready for the big day.

Success at Meet the Buyer event
It’s an exciting time for Genesis Homes as we look for new contractors and suppliers to help us in our sustainable growth.
With this in mind we hosted a Meet the Buyer Event last week at our Head Office in Penrith, where we presented our plans for the future as well as the high standards we expect.
We were bowled over with the response and welcomed over 60 suppliers and subcontractors, who all had the opportunity to meet members of the Genesis Homes team including Procurement, Design, Technical and Site Managers.
The event was a great success with lots of interesting opportunities now ahead!
New Apprenticeship Programme now in place
Following the successful recruitment of construction apprentice Josh Kirkwood back in August, we’re continuing our support of young people and now have an Apprenticeship Programme in place.
Two new apprentices, Jack Wallace and James Seward, will join the Genesis Homes team in November from Carlisle College. They’ll experience several different departments within the business and have the option to specialise in one particular area after their first year, gaining valuable experience within the housebuilding industry.
Genesis Homes partners with Homes England
We’re very pleased to have secured a £4 million funding loan with Homes England to support the delivery of 37 new homes at our St Bridget’s development in Brigham, Cockermouth.
Homes England will provide the finance through its £4.5 billion Home Building Fund – a scheme introduced to support small and medium sized (SME) housebuilders in the delivery of new housing. The funding from Homes England will also facilitate the construction of an off-site Drainage Improvement Scheme, which will greatly benefit the village of Brigham.

18 new homes proposed for Armathwaite
We’re delighted to announce that planning has been submitted to Eden District Council for a mix of homes and bungalows within the charming village of Armathwaite.
The site benefits from scenic views overlooking the Eden Valley and the Pennines beyond; with the station only a short walk from the proposed development, Armathwaite offers the perfect work-life balance.
The properties will be constructed to our usual high specification and quality, with availability and prices to be released in the new year.
We plan to name this exclusive new development ‘Sanders Brow’ in honour of architect John Holloway Sanders, who designed Armathwaite Railway Station.
New Show Home at St Cuthbert’s, Wigton
This weekend we unveiled our new Show Home at our St Cuthbert’s development in Wigton, created by our recently appointed Head of Brand, Catherine Watson.
The ‘Trent’ is a four-bedroom detached house and showcases our attention to detail with an elegant interior. The executive design boasts an impressive open-plan kitchen/dining/family area with French doors leading to the rear garden, plus a spacious, dual aspect lounge with a feature bay window and a separate study on the ground floor.

Our 1st birthday at Genesis House
July saw us host an open day barbecue to celebrate our 1st birthday at Genesis House, our newly-refurbished Penrith headquarters.
Guests included John Stevenson, MP for Carlisle and Penrith Town Mayor Scott Jackson. Guests enjoyed gorgeous weather on the lawn with birthday cake, burgers, and music performed by local singer Melanie Baker, who opened Kendal Calling Festival last year.
A real hit was the virtual reality demonstration booth, with guests lining up to don the headset and experience Genesis Homes’ acclaimed VR tour, where viewers can visualise Genesis Homes’ development in Wigton. Genesis Homes also premiered exciting footage of its upcoming Brigham development.

New Headquarters for Genesis Homes
A growing team and rapid expansion has led to Genesis Homes taking up new residence in Penrith’s Gilwilly Industrial Estate. This move gives Genesis Homes a great location to build a platform for the future, a prime location to navigate the County and become synonymous with the building community.

A rebranding and renaming of the building sees Manelli House transform into Genesis House. Formerly the home to Pirates of Penrith play area, Genesis Homes donated all soft play equipment to Kirkby Lonsdale’s Day and Residential Autism School.

Takeover from Pirates of Penrith
Recently, Genesis Homes relocated to Gilwilly Industrial estate to neighbour Manning Elliot Architects and Grant LTD in the former Pirates of Penrith home.
Specifically, redesigned and refurbished to suit Genesis Homes’ plans to be at the forefront of the building market, exciting plans are afoot to showcase our aspirational homes in the most innovative of ways.
Formerly Pirates of Penrith, the building was overflowing with play equipment for their swashbuckling clientele and as much as some of the staff would have liked see it stay, Genesis Homes donated it to those more worthy.
Friend of Director Nick Bailey, Kirkby Lonsdale based Day and Residential Autism School, Underley Garden received the equipment to aid their programme as well maintain, and hopefully improve their recent ‘Good’ Ofsted report.
