If you’ve got your heart set on a particular home but it’s not for sale yet, you can use Early Bird to make it yours – giving you peace of mind until it’s ready to be released.

How does Early Bird work?


Step 1:
Speak to our Sales Executive to find out which homes are available with the Early Bird scheme. Choose your perfect plot, complete the Early Bird form and pay a £100 deposit.

Step 2:
Once your plot is ready to be released for sale, usually around six months before completion, we’ll contact you with the confirmed price and details. By which point, you must be in a proceedable position. Being in a proceedable position means you have either sold your current home, have a mortgage in principle or have the funds to purchase your new home outright.

Step 3:
You’ll be offered first refusal on the plot and have 7 days to decide whether to proceed. If you are not proceedable or do not confirm within 7 days then the next person on the priority list will be contacted.

Step 4:
To officially secure your new home, you’ll need to pay the full reservation fee of £1000, minus your Early Bird fee. The exciting part will now begin! We’ll organise appointments for personalising your home so it’s exactly how you imagined when you move in.

Early Bird scheme - Genesis Homes

 

 

The Early Bird scheme is available on selected plots only, subject to availability and cannot be used in conjunction with any other offer. Genesis Homes reserve the right to withdraw or alter these offers at any time.

The Early Bird scheme will ensure you are given first refusal on the selected plot once it is officially released for sale, as agreed by the customer and Sales Executive. Any estimated prices and build dates are for guidance only and cannot be guaranteed. You must be in a proceedable position, as determined by Genesis Homes, upon release of the plot. We reserve the right to request proof of funds, proof of mortgage in principle, proof that your house is under offer or on the market, and can cancel your Early Bird application if we deem it unsuitable. You can cancel your Early Bird at any time and the £100 deposit is fully refundable if you cancel within 14 days of submitting the Early Bird form.

The exact price, build timescale and plot details will be confirmed upon official release of the plot. Upon release, the customer must be in a proceedable position and will have 7 days to confirm if they wish to proceed, by which time they must sign the reservation form and pay the remaining reservation fee to secure the plot. The £100 Early Bird fee will be deducted from the reservation fee. Genesis Homes requires a decision to be made in the form of written confirmation.  If a decision has not been made either way within the 7-day period or the customer is not proceedable, the plot will be offered to subsequent customers on the priority list before being released to the open market for sale. In this case, your Early Bird reservation fee will be retained by Genesis Homes.
