Images & Virtual Tours

All images and virtual tours used are for illustrative purposes only. Individual features such as windows, brick and other materials’ colours may vary, as may heating and electrical layouts. The specifications of houses and bungalows are correct at the date of print but may be subject to change as necessary and without notice. Images are indicative of the quality and style of the specification and may not represent wholly the actual fittings and furnishings at a development. Specification is not intended to form part of any contract or warranty unless specifically incorporated in writing into the contract.

Our Specification

Although we have made every effort to ensure the accuracy of information shown, we reserve the right to amend/update the specification without prior notice.  Please speak to our Sales Executive with regards to specific plots, specification and upgrades. Our standard specification includes the majority of plots and house types with the exception of our low-cost homes (LCHO), which may feature a different specification.

Part Exchange & Help to Move

Part exchange and Help to move is only available on selected developments and homes and in order to qualify, the property must be within our regional operating area. These schemes are subject to our standard terms and conditions and cannot be used in conjunction with any other offer. We are unable to extend the scheme to rental properties with tenants and leasehold properties are not included in the scheme with a period less than 150 years. Properties over the value of £200,000 are exempt and registered listed properties cannot be purchased. Properties in flood plains or areas with a history of flooding cannot be purchased if insurance cover cannot be provided. There must be a minimum of 30% differential between the property and the Genesis home you wish to purchase. We are unable to accept Local Authority/Housing Association properties into the scheme. If the property has undergone alteration or has been extended, we will require copies of the planning permission and building control approval. If planning consent was not required, you will need to provide proof of exemption from the council. Genesis Homes will arrange two valuations from nominated Estate/Selling Agents (if applicable); if the valuations obtained are more than 5% apart, a further valuation will be arranged

Help to Buy

*Help to Buy is available on properties up to a maximum value of £600,000 in England. If you qualify for Help to Buy assistance and you raise a mortgage for at least 75% of the purchase price of your new home from a lender, you can borrow up to the remaining 20% of the purchase price by taking out a loan secured over your new home from the Government’s Homes England public body over a period of 25 years. A 5% deposit is required by the lender. More may be required depending upon circumstances and your lender’s criteria. Help to Buy is subject to eligibility and terms and conditions.

Advice and Support
