Award-winning housebuilder Genesis Homes has submitted a planning application to deliver 98 high-quality homes at Rockcliffe View, a new residential development proposed on land off Crindledyke Lane in Kingstown, Carlisle. This scheme includes 30% of affordable homes, supporting families and individuals seeking high-quality, accessible homes in the area.
Rockcliffe View will showcase several brand-new house types from the developer while including a vibrant mix of their signature 2, 3, 4 & 5-bedroom houses and bungalows. Designed for modern living, the homes will include open plan layouts, turfed gardens, and energy-efficient specifications such as solar panels and EV chargers as standard. The wider scheme also incorporates sustainable drainage systems and measures to achieve a minimum 10% biodiversity net gain.
Genesis Homes is committed to ensuring that Rockcliffe View becomes much more than a collection of houses. At the heart of the plans is a new community engagement programme designed to bring people together and strengthen local connections, including:
- Public open space and green infrastructure, with more than 1.2 hectares of open space incorporated into the scheme.
- A northern linear park will serve as the heart of the development, featuring the housebuilder’s hallmark Genesis tree and a friendship bench, alongside thoughtfully designed areas for all ages to enjoy. From wildflower meadows and natural play spaces to a book sharing facility and walking routes, encouraging activity and wellbeing.
- Collaboration with local schools and colleges on educational projects.
- Hosting community events that encourage neighbours to meet and socialise.
- Supporting local groups and initiatives to make a lasting positive contribution to Carlisle.
Rockcliffe View benefits from its edge-of-city setting, surrounded by countryside with open views, while being just a short distance from Carlisle city centre. The site has strong transport links, with cycle routes, bus services, and close access to the M6 and A689.
John Blue, Land Director at Genesis Homes, said: “We are delighted to be bringing forward plans for Rockcliffe View, a carefully considered development that will provide much-needed new homes for Carlisle. At Genesis Homes, our aim is not only to build houses but to create thriving communities within our developments, while ensuring they connect with and contribute positively to the communities around them.
“We place great importance on quality and integrity in everything we do, and this scheme reflects our commitment to sustainability, community and design. Rockcliffe View will be a neighbourhood where people can enjoy modern, energy-efficient living in an attractive setting with excellent access to local facilities and green space.”
If approved, the development is planned to begin at the end of 2026, with the first new build homes due for release in Spring 2027.
