Planning approved for The Woodlands, Carlisle

We are delighted to have secured planning approval for 157 new homes at our Woodlands development in Carlisle, marking an important step forward in delivering a vibrant new community. With approval now in place, we look forward to starting construction later this year.

Our plans set out a carefully designed neighbourhood that combines contemporary housing with practical benefits for local people. Twenty per cent of the homes will be affordable, supporting greater access to high-quality housing in the area.

Each home has been thoughtfully designed for modern living, with energy efficiency at the forefront. Features will include open-plan layouts, electric vehicle charging points and solar panels as standard. The use of anthracite windows and doors will create a consistent, modern look across the development.

A key part of our vision for The Woodlands is the refurbishment of the disused Cumberland House. By bringing this building back into use, we aim to retain a meaningful connection to the site’s past while contributing to its future.

The scheme will also deliver public open space and improved footpath connections, helping residents make the most of the surrounding Cumbrian landscape. As the development progresses, we are committed to engaging with local schools, groups and organisations to help build a strong and lasting community.

Our Woodlands development will sit alongside the nearby St Cuthbert’s Garden Village proposals, supporting the wider growth of Carlisle in a way that connects with existing communities.
