We have submitted a planning application to Cumberland Council for the second phase of our Orton Road development in Carlisle. The proposal marks the latest step in our growing presence across the city and surrounding area alongside Sandsfield Way and Edward’s View that are currently under construction, with upcoming developments at Garlands and Etterby.
The proposals would see 74 new homes delivered, comprising a mix of two, three, four and five-bedroom properties, including 14 affordable homes to help meet local housing needs.
Designed as a natural continuation of Sandsfield Way that is currently under construction, the proposed Phase 2 development places a strong emphasis on creating a welcoming and connected community, with substantial areas of open green space incorporated throughout the scheme to benefit wider residents.
The plans include a network of footpaths creating walking loops through the development, alongside opportunities for community features such as wooden play features, benches and potentially a community orchard. These spaces are intended to encourage people to spend time outdoors, meet their neighbours and create a greater sense of belonging.
Interest in Sandsfield Way has been high, with the recently opened show homes offering prospective customers an insight into the quality, design and style of homes they can expect from Genesis Homes. The show homes also provide a glimpse of the approach to quality and design that will continue into the proposed second phase.
As part of the planning preparation, we carried out a consultation with local residents, gathering feedback on the initial proposals which included views on open space, landscaping and connectivity that have helped inform the final scheme.

We hope to receive a positive outcome on the planning application which would allow construction to continue from Phase 1 in 2027.
