Genesis Homes has submitted updated plans to deliver 157 high-quality homes at The Woodlands, a flagship development in Carlisle that will combine contemporary new housing with significant community benefits. With approval, construction is expected to begin in early 2026.
Plans include 20% affordable homes, ensuring local families have access to premium, energy-efficient housing, while also breathing new life into the disused Cumberland House, which will be sensitively refurbished as part of the proposals.
New homes at The Woodlands will follow our commitment to future-ready design; featuring open plan layouts, energy-efficient construction, EV chargers and solar panels as standard, all finished with the company’s signature anthracite windows and doors offering a modern yet timeless street scene.
As with all our developments, community sits at the heart of The Woodlands vision. The plans place great emphasis on creating public open space, improved footpaths, and community features to bring people together and encourage active lifestyles. A new community engagement programme will also ensure strong links with local schools, groups, and initiatives to benefit the wider community.
The Woodlands is designed to be more than just a residential scheme, it will act as a catalyst for a vibrant new market area in Carlisle, delivering a development with a strong vision that complements and positively connects with the nearby St Cuthbert’s Garden Village proposals.
In addition, a revised drainage strategy has been submitted to ensure compliance with Nutrient Neutrality requirements. Natural England has previously confirmed they are satisfied with the principles of the approach, subject to conditions, which we are confident will enable the development to move forward without delay.
