We’ve broken ground: New homes coming to Carlisle this summer

Josie Scrimgour and Robbie Maxwell from Genesis Homes at Sandsfield Way, Carlisle.We’re thrilled to say construction has officially commenced at our highly anticipated Sandsfield Way development in Carlisle, with the official launch anticipated in August. This development will feature 90 high-quality new homes, including a mix of spacious 2, 3, 4, and 5-bedroom properties, with 17 designated as affordable housing.

Located at the junction of Orton Road and Sandsfield Lane, this beautiful development is our very first in Carlisle and we’re delighted to see interest is already high. Sandsfield Way will feature a range of our most popular house types, with open plan kitchens, stylish bathrooms and turfed gardens included. Each home will also come complete with solar panels to boost energy efficiency and EV chargers to complement modern life.

In addition to the new homes, we’re proud to be contributing £520,000 towards local education and improving public spaces. A key community benefit is the installation of a new footpath connecting Sandsfield Way to Priorwood Close, enhancing highway visibility, pedestrian safety and access for both new and existing residents. We have also contributed funds to upgrade the existing facilities on the nearby Yewdale Road and Richmond Green, as well as introducing artificial sports pitches across the area.

The development is situated on the outskirts of Carlisle, offering residents easy access to Carlisle City Centre which includes a range of amenities and excellent transport links via the M6 and A595. Plans for the site include a communal neighbourhood green for residents to enjoy as well as an integrated Sustainable Urban Drainage System to alleviate any drainage issues and encourage wildlife back to the site.
