Terms and Conditions: Russell Armer and Genesis Homes’ 2025 Stamp Duty Paid Offer

Introduction:

1.1 These terms and conditions relate to Russell Armer Homes and Genesis Homes’ 2025 Stamp Duty paid offer to a payment of up to the value of £12,000 to eligible customers on selected plots at Bowland Fold and Olive Green View, Halton only.

Eligibility:

2.1 To qualify for the Stamp Duty Paid offer, customers must have purchased a property from Russell Armer Homes or Genesis Homes at Bowland Fold or Olive Green View, Halton.

2.2 The offer is applicable only to customers who have reserved a property from 05/04/2025 – 31/05/2025.

2.3 The offer cannot be used in conjunction with any other offer.

2.4 The offer cannot be backdated by any length of time.

2.5 The offer is only applicable to properties reserved on or before 31st May 2025.

2.6 This offer is only available on selected plots at the Russell Armer by Genesis Homes Halton development only

Stamp Duty Offer:

3.1  The total payment of this offer is dependent on the purchasers unique Stamp Duty Land Tax calculation, up to the value of £12,000 only, which will be paid in one lump sum to the customer on completion of the property.

3.2  The amount of SDLT you pay and therefore our payment will depend on the property’s use, your status, and any reliefs or exemptions you qualify for. You must file an SDLT return and pay within 14 days of completion, with the option for your solicitor or conveyancer to handle this on your behalf. We will need to receive proof of the Stamp Duty Land Tax value.

Participation:

4.1 Customers must state they are interested in the Stamp Duty offer at the point of enquiry and before placing a deposit on the property, to determine whether it is applicable to their chosen plot.

Stamp Duty payment:

5.1 Russell Armer and Genesis Homes will not directly manage or pay your Stamp Duty Land Tax. Instead, customers will be responsible for completing any paperwork and monies due for SDLT.

Payment Method:

6.1 The payment of Stamp Duty, up to the £12,000 will be credited to the customer by Russell Armer and Genesis Homes on completion of the property.

6.2 The amount of cashback given by Genesis Homes/Russell Armer Homes will be pre-agreed and will be the amount determined by HMRC.

Termination of Offer:

7.1 Russell Armer and Genesis Homes reserves the right to terminate or modify this offer at any time, with reasonable notice to customers.

7.2 Termination will not affect payments already earned but not yet applied.

Compliance:

8.1 Customers are responsible for complying with all applicable laws and regulations related to the Stamp Duty Land Tax.

8.2 Any false or misleading information may result in disqualification from the offer.

General Conditions:

9.1 Russell Armer and Genesis Homes’ decision on all matters relating to this offer is final.

9.2 These terms and conditions may be subject to change, and any amendments will be communicated to customers.
